Job description:

Licensed Cadastral Surveyor Waikato
Hamilton-based | Land Development & Residential Surveying | Lead the Cadastral Function
If you're a Licensed Cadastral Surveyor who wants real ownership of your work rather than being another cog in a big-firm machine, this one's worth a proper look.
We're working with a brilliant, expanding team in the Waikato, to find their next Licensed Cadastral Surveyor for the Hamilton branch. This isn't a support role you'll be leading the surveying function, driving how projects get delivered, and working alongside the Directors on the technical and strategic side of the business.
The Role
You'll take ownership of cadastral surveys across land development and residential subdivision projects throughout the Waikato establishing and verifying boundaries, resolving disputes, and turning technical fieldwork into clean, defensible survey plans that hold up with LINZ and Council.
Day to day, you'll be:
Conducting cadastral surveys to establish, verify and document land boundaries and property divisions
Preparing survey plans, diagrams and technical documentation for lodgement with relevant authorities
Researching and interpreting title documents, historical records and existing survey data
Liaising directly with clients, legal representatives and government agencies including resolving boundary disputes
Providing expert advice on boundary interpretation and subdivision feasibility
Managing risk across survey projects and ensuring compliance with legislation, standards and professional codes
Working through 223/224 certifications with Council and getting datasets approved with LINZ
Mentoring and providing technical oversight to the wider surveying team
Working closely with Directors to shape service proposals and the firm's market positioning
About You
We're after someone who wants to be the technical authority in the room, not just execute someone else's plan.
You'll bring:
A current professional surveyor's licence (or equivalent recognised NZ qualification)
A tertiary qualification in surveying or a related discipline
Solid, demonstrated experience in cadastral surveying and boundary determination
Confidence with modern surveying technology and software
A strong grasp of cadastral legislation and principles
Sharp attention to detail the kind that catches the thing everyone else missed
The ability to read and interpret complex legal and technical documentation
Strong communication skills across clients, legal teams and government agencies
Sound judgement and genuine problem-solving ability
A track record of, or appetite for, mentoring and supporting less experienced surveyors
Why This One's Different
This is a genuine leadership opportunity, not a title change. You'll have real input into how the survey function runs, direct access to Directors, and the chance to shape service delivery rather than just following process. If you've been waiting for a role where your licence actually translates into influence, this is it.
Interested?
